Insurance Coverage for B&B and Farmstay Businesses

Insurance for a Bed & Breakfast or Farmstay is a lot more involved than just merely obtaining Home and Contents insurance.  The following is an extract from the Bed & Breakfast and Farmstay Association of NSW & ACT's publication "Operating a Bed & Breakfast and Farmstay Business"

Public and Product Liability Insurance

Although most property owners do carry public liability insurance on their domestic policies, such a policy becomes void the moment a business is conducted on the premises.  It is essential therefore, that any policy covering Bed & Breakfast or Farmstay accommodation has a clause added to include paying guests.  For some insurers this may mean they will not cover business risk and you will have to look for another insurer...

House and Contents Insurance

For the reasons mentioned in the previous paragraphs, many insurers will not insure B&B establishments, so you may have to shop around. (See Insurance Brokers below).  Insure for replacement value on both building and contents...

Other Insurances

Loss of income or business interruption insurance could be very important when running a small business...

Insurance Brokers

The Association has over the years developed a working relationship with a number of insurance brokers...  The Association Website has a list of Insurance Brokers with whom we have developed a relationship which may be of use.
