Hi, nice to find a place online that welcomes beginners. I am thinking about starting up a bed and breakfast and I am not sure how to go about it. We have a property near Eden and have a cabin with its own facilities we use for family visits but is not used very much any more. I have been thinking about this for a long time now but I just don't know if it is worth it. The costs to get people in look high and I hear people are not travelling much at the moment. Do you think it is a good time for a new B&b business to start or should I just wait and see for a few more years?

You might find the answers to some of your questions in the members information or resources section on this site. We also produce a booklet titled 'Operating a Bed & Breakfast or Farmstay in NSW & ACT' which covers just about every topic you can think of to do with setting up and running a B&B or Farmstay. The booklet is available for sale through our on-line store.
Like any business, it's important to research thoroughly, so congratulations on getting in touch, and good luck with your venture.
Hi Clare and all. Robert & Robyn, well mainly Robert, are about to launch Briardale B&B in Albury after a 6 year building project. Why a B&B? no idea, must have had a bad night in our restaurant (10 year stint) and wanted something easier! Any help with the peculiarities of our trade would be much appreciated, did a pre-lim. course about 7 years ago, very helpful and hope to take up further courses via the Assoc. when possible. Join in on the conversations in the Members Only forums (available to logged in members only) and don't hesitate to ask questions there, as you have a lot of seasoned veterans available who are always happy to help a newcomer...

Here's hoping the B&B industry is a less stressful lifestyle for you than running a restaurant! I am sure all your experience there will be helpful as well...

I'm impressed with your website so far. My name is Gretel and hubby and I are the new owners of Bellbird Cottage B&B in Bermagui and the old owners :) of Art on Hart in Bermagui. The latter has only just formally become a holiday home and operates as either fully self contained or B&B style. I'm considering joining the association now that I'm starting to think about our strategies for 2009. Our new website will hopefully be available by the end of the month and brochures are in design.
I'd appreciate feedback from members of the association on the key benefits you've found from being part of this association .

key benefits to becoming a member of the association as we see it are:
- discounted westpac merchant services rates more than cover cost of membership.
- discounted insurance to members.
- being "kept abreast" of industry changes
- knowing about proposed industry changes BEFORE they happen so as a group we can lobby for or against as appropriate. As a relatively small sector of the accommodation industry we, as B&B operators, are frequently overlooked in the consultation process even though outcomes can often dramatically affect us. A change that may be relatively insignificant to a 500 bed hotel, may impact on a 2 room BnB to the extent it must close the doors. As a group we have a large voice, as individuals our voices are lost in noise of the "big boys".
- access to the experiences and opinions of other small operators across a broad range of small accommodation price ranges and styles.
- moral support.
